At 80% LVR

A property valued at $800,000 would require approximately $160,000 in deposit or equity to support an $640,000 loan, before other purchase costs.

Your target LVR determines the maximum loan.

The calculator uses your property value and target LVR to estimate the maximum loan amount. The difference between the property value and that loan amount is the estimated deposit or equity required.

Maximum Loan Property Value × Target LVR

Deposit Property Value − Maximum Loan

$800,000 property at 80% LVR.

An 80% target LVR means the loan represents 80% of the property's value, leaving 20% as the deposit or equity portion.

Common questions about deposits and LVR.

How much deposit do I need for an 80% LVR? +

At an 80% LVR, the difference between the property value and the loan amount is 20%. For example, an $800,000 property with an 80% LVR corresponds to a $640,000 loan and a $160,000 deposit or equity amount, before other purchase costs.

Can equity be used instead of a cash deposit? +

In some circumstances, existing home equity may contribute to a property purchase or loan structure. Whether equity can be used and how much is available depends on the lender and the borrower's circumstances.

Does the calculator include stamp duty? +

No. The calculator focuses on the relationship between property value, target LVR, maximum loan and the resulting deposit or equity amount. Additional purchase costs can increase the total cash you need.

Is the deposit percentage always 100% minus LVR? +

In this simplified calculation, yes. If the target LVR is 80%, the corresponding property-value difference is 20%. Actual borrowing and purchase requirements can vary depending on the loan and circumstances.
