What is an LVR?

Loan-to-Value Ratio (LVR) compares the amount you borrow with the value of the property. It is expressed as a percentage.

LVR = Loan Amount ÷ Property Value × 100

For example, if a property is worth $800,000 and the loan amount is $640,000, the LVR is 80%.

LVR is simply the relationship between the property value and the amount borrowed.

Property value $800,000
Loan $640,000
Equity $160,000

Why your LVR matters.

A lower LVR generally means you are borrowing a smaller proportion of the property's value. Lending policies and costs can vary between lenders and circumstances.

60%

Lower LVR

A relatively low proportion of the property value is being borrowed.

70%

Moderate LVR

The loan represents around seven-tenths of the property's value.

Higher LVR

A larger proportion of the property value is being financed by borrowing.

An $800,000 property with a $640,000 loan.
