Your LVR comparison
Your estimated LVR decreases after refinancing.
Based on the figures entered, the refinance loan represents approximately 75% of the property's value.
Refinancing can change your loan-to-value ratio.
Your refinance LVR compares the new loan amount with the current value of the property. If the property's value stays the same and the new loan is smaller, your LVR will decrease.
Conversely, borrowing additional funds through a refinance can increase the new loan amount and therefore increase your LVR.

Your property value is the reference point for both calculations.
How refinance LVR is calculated.
The calculation is straightforward: divide the new loan amount by the current property value and multiply by 100.
Your LVR is only one part of the decision.
Loan costs
Consider application fees, valuation costs, exit fees and other costs associated with changing loans.
Interest rate
A lower rate can affect repayments, but the overall loan terms and costs should also be considered.
Loan features
Check whether the new loan provides the features you need, such as offset, redraw or flexible repayment options.
Lending criteria
Approval can depend on income, credit history, property value, loan type and other lender requirements.
Common refinance LVR questions.
What is refinance LVR? +
Refinance LVR is the ratio between your new loan amount and the current value of the property securing that loan. It helps show how much of the property's value is being financed.
Does refinancing change my LVR? +
It can. If your property value remains unchanged, reducing the loan amount generally lowers your LVR, while increasing the loan amount generally raises it.
Why does my property value matter when refinancing? +
LVR is calculated using the loan amount relative to the property value. A change in the property's assessed value can therefore change your calculated LVR even if the loan balance stays the same.
Can I borrow more when refinancing? +
Additional borrowing may be possible depending on the lender's lending criteria, your financial circumstances and the value of the property. Borrowing more will generally increase the new loan amount and may increase your LVR.
Does a lower LVR guarantee refinancing approval? +
No. LVR is only one factor lenders may consider. Income, employment, credit history, existing debts, property type, valuation and other criteria can also affect approval.
